Hybrid is an interdisciplinary company with four unique and interconnected studios: Design, Build, Develop, and Space. We achieve this through three distinct entities:

Hybrid Architecture is a registered full service architecture firm, specializing in high density low and mid-rise housing typologies. See our Architecture website here.

Hybrid Assembly is a general contracting company specializing in the construction of high density urban infill projects in the Seattle area.

Hybrid Development is a real estate development company that focuses in two distinct areas:

  1. Co Development - Hybrid often collaborates with long time property owners in an effort to fight displacement. This partnership grants property owners editorial control and economic interest in the redevelopment of their lot. The property owner often arranges for the purchase of a new unit within the final project.

2. Overlooked Building Sites - Hybrid also excels at identification and development of underutilized or difficult sites. These sites often require unique design solutions and intense permitting processes. The ability of Hybrid to permit complicated sites in-house greatly reduces soft cost and holding expenses while maximizing underlying land value.

At Hybrid, architects are also construction managers– reinvesting the wealth of building & design information into the construction process. This design/build process allows fluidity between the construction & design process, creating a positive feedback loop. The lessons learned in the assembly of one project are incorporated into the design of the next.

Avoiding the formulaic, uninspired developments that have come to signify the downside of rapid development, Hybrid projects are thoughtfully designed, place-based and community-focused. The Seattle housing market is currently in crisis. Housing scarcity, affordability, displacement and gentrification are very important topics that architects can and should focus on to affect positive change in our communities. As Seattle grows more dense, Hybrid aims to focus on “growth with grace” and not lose our sense of place and regional identity. One way we’re addressing the structural challenges is by acting as architect, general contractor and developer on many of our projects. We partner with existing home owners in the redevelopment of their land–giving the owners editorial control of the redevelopment process and access to not only their land equity but the profit that goes along with development. After redevelopment, the property owner often moves into one of the new units, thus staying in the neighborhood while realizing the underlying land’s potential.

Hybrid projects often incorporate spaces that mix the public and private, and foster connections with neighbors, the street, and the larger community. Focusing on welcoming walkways and courtyards and prioritizing people over automobiles are a first step. Incorporating flexible spaces, adaptable floor plans and rental opportunities are the next–allowing people to remain in their homes as their needs change, and providing opportunities for strong bonds with their neighbors and community.

As architects contractors and developers our greatest contribution to the city is to be deeply involved in how our neighborhoods grow. As stewards of the city, we work to cultivate great communities as a means to build livable communities.

Robert Humble

Rob is a licensed architect with over 26 years of building experience. His leadership over Hybrid’s Design & Development Studio is built on fostering a collaborative environment – bringing builders, designers, and developers together. Rob and Hybrid most recently received the 2019 AIA Award of Honor of their work in urban infill multi-family design, build, development.

Alex Herbig

Alex is a licensed real estate agent and works as the project development manager at Hybrid. He helps create financial models for new project developments and market analysis to assess new project viability.

Andy Fawcett

Andy is a licensed architect who manages construction for Hybrid Assembly. He has worked on design-build projects across the country including a brewery in Ohio, high-end residential projects in Chicago, and a marine laboratory in coastal North Carolina.

Mike Ennen

Mikey works as the bridge between Hybrid Architecture and Assembly, creating plans, and providing construction management and onsite support. He has a Master's in Architecture from the University of Washington.

Alyssa DeLaFrance

Alyssa keeps Hybrid Development focused and organized with her natural eye for detail. She works on the building permit drawings providing thorough drawing management and project execution, but also dives into the financial models and general research.
